I'll connect you with two or three lenders I trust. We'll get you pre-approved with terms you understand and a number you're comfortable with.

We tour homes together. After each one, we calibrate. The goal isn't to see a hundred houses - it's to see the right ten.

When the right home appears, we move. Pre-inspection, escalation clauses, contingencies - built around the home and the seller's likely motivations.

Under Contract & Inspections

I coordinate inspectors, review reports with you, negotiate any repairs or credits, and stay in close contact with the lender and escrow.

Final walkthrough, signing day, key handoff. You should walk into closing knowing exactly what you're signing.

In the PNW market - yes, almost always. Sellers expect it, and you'll know your real budget before you fall in love with something outside it.

How much do you charge?

As a buyer's agent, my commission is typically paid through the transaction. We'll always discuss this transparently up front before any agreement is signed.

Should I do a pre-inspection on a competitive offer?

Often, yes - but not always. We'll walk through when it strengthens your offer and when it doesn't justify the cost.

What's the timeline from offer to keys?

In Washington, typically 30-45 days from offer acceptance to closing - depending on financing, inspections, and any negotiated contingencies.
